List the known condition
Note repairs, occupancy and access needs. Gather estimates if available. You do not need to repair a home just to request a review.
Compare realistic net proceeds
Compare an as-is proposal, an agent-assisted listing and repairing first. Account for repairs, carrying costs, negotiated fees, liens and seller-paid charges. A lower cash price is not automatically the best or worst choice.
Review disclosure duties
An as-is label does not settle every disclosure obligation. Ohio residential disclosure rules have exemptions, and other disclosure duties can still apply. Ask a qualified professional what applies to your property.
Understand the wholesaler's role
Arroyo is a wholesaler acting on its own behalf and may assign a contract to another buyer for profit. A price may be below market value. Ohio requires a separate signed wholesaler disclosure before a binding contract; this checklist does not replace it.
Read the complete agreement
Check the named parties, earnest money, inspection rights, assignment terms, financing, fees, possession, cancellation conditions and closing date. Ask for explanations in writing and independent advice if needed.

When you are ready
Request an optional property review or share the referral guide. Only the property inquiry form requires name and email; the checklist stays freely available.
